What Is Your Commercial Property Worth? Find Out Free.
Send me the address of your building or land in the Triangle. I’ll pull the comps and call you with a real range and the reasoning behind it, whether or not you’re ready to sell. It costs you nothing.
You’ll hear from me directly. No call center and no email drip.
A Number You Can Check
A Range, Not a Guess
A low and a high for what the market should pay today, and where in that range I think your property lands.
The Comps Behind It
The actual sales and listings I used, with price per square foot, so you can check my work.
A List Price and a Plan
What I’d ask for it and how I’d take it to market, on the open market or quietly to a short list of buyers.
How I Get to the Number
Pull the Records
County tax records, the deed, lot size, and current zoning.
Find the Comps
Recent sales and current listings of similar properties close by.
Look at the Property
Condition, layout, and anything a buyer will notice that the records don’t show.
Call You With It
I walk you through the range and answer whatever you want to ask.
A Broker Opinion of Value Is Not an Appraisal
It’s what I believe the market will pay, based on comparable sales. It is not a licensed appraisal, and a lender will order their own. It is the right tool for deciding whether to sell and what to ask.
Common Questions
Do I have to list with you afterward?
No. The valuation is free and comes with no obligation. Plenty of owners only want to know the number. If you decide to sell later, you’ll know where to find me.
Will anyone know I asked?
No. It stays between us.
What kinds of property do you value?
Office, retail, industrial, flex, land, and automotive property in and around the Triangle.
I own an auto shop. Is that different?
Yes, and it’s what I know best. See automotive real estate for how shops get priced.
