Tenant Representation in Raleigh and the Triangle

Looking for space to lease or buy? I work both sides. I list space for landlords and sellers, and I represent tenants and buyers looking for it. That means I know what the other side is after and where there’s room to negotiate.

The process

How It Works

1

Nail Down What You Need

Size, layout, location, budget, and when you need to be open.

2

See the Real Options

Everything on the market that fits, plus space I know is coming before it’s listed.

3

Make Landlords Compete

I get written proposals on your top choices and lay them side by side.

4

Negotiate the Deal

Rent, term, free rent, and how much the landlord pays toward your build out.

5

Work With Your Attorney

Your attorney reviews the lease. I take the terms they want changed back to the landlord and negotiate them.

6

Stay on It Until You Open

Build out and move in dates slip. I keep the landlord to what they agreed.

Clients

Who I Help

Medical and Professional Offices

Practices with specific room counts, plumbing, and build out needs.

Retail and Restaurants

Where traffic, visibility, parking, and the neighbors all count.

Shops and Flex Users

Auto shops, trades, and service businesses that need bays, doors, and yard.

Businesses Ready to Buy

Owners who’d rather pay their own mortgage than someone else’s.

Lease It or Buy It?

If you plan to stay put for years, owning the building can beat renting it. I own the building my shop is in, so I know what that decision looks like from the inside.

I’ll price both paths for the same space so you can compare monthly cost, cash up front, and what you own at the end.

Common Questions

What does a tenant rep broker cost me?

In most leases the landlord pays the brokerage fee, so my help usually costs you nothing out of pocket. I’ll confirm how I’m paid before we start.

You list space for landlords too. Whose side are you on?

Whoever hired me. When I represent you, I work for you. If you want a space I have listed, I’ll tell you up front and we’ll agree in writing how I handle it before you share anything about your budget or plans.

How early should I start looking?

Earlier than you think. Finding space, negotiating, and building it out each take time, and a deadline is the landlord’s best friend. Call me as soon as you know a move is coming.

Can you help me renew the lease I have now?

Yes. A renewal is a negotiation like any other, and landlords price it differently when they know you have other options.

I already found a space I like. Is it too late?

Not if you haven’t signed. Bring me in before you answer the landlord’s proposal.
